Heart of the Village Inn is an adults-only (21+) bed and breakfast in Shelburne Village, approximately 7 miles from Burlington. Designed for couples and relaxed getaways, it offers a calmer, more comfortable alternative to staying in downtown Burlington, with easy access to Shelburne Farms, Shelburne Museum, and Lake Champlain.

Is Not the Right Fit If…

• You are traveling with children - this is an adults-only property (21+)
• You are bringing a pet - the inn is not pet-friendly
• You need same-day availability - book in advance to secure your preferred room
• You expect hotel amenities such as a pool, fitness center, or room service

What We Do Not Offer

Heart of the Village Inn is a small, owner-operated B&B - not a hotel. A few things guests often ask about that are not part of a stay here:

• No daily housekeeping. Your room is prepared before arrival. Fresh towels, toiletries, and linens are stocked at check-in - the room is not entered or refreshed during your stay.
• No luggage storage. There is no secure on-site storage before check-in or after checkout. If traveling by car, your vehicle is the most practical option for keeping belongings secure until check-in at 3:00 PM.
• No in-room or to-go breakfast. Breakfast is prepared fresh each morning and offered exclusively in the Main Inn breakfast rooms (8:00–9:30 AM). In-room, in-bed, and to-go options are not available.
• No room service or food delivery. Food and beverage are not delivered to guestrooms at any hour.
• No iron or ironing board. Irons and ironing boards are not available in guestrooms or on request.
• No front desk or on-call staff. Rose and Anatoly are resident hosts - present and attentive, but not round-the-clock hotel staff.

Property & Rooms - What to Know

The Barstow Suite is in the Carriage House - a separate building set back from Shelburne Road and much quieter than the Main Inn overall. As a ground-floor suite, it has more direct proximity to the boiler, so during the heating season (late fall through early spring), the natural sounds of hot water pipes are part of the experience. The Webb Suite is directly above - normal activity from guests overhead may be audible. Year-round, the everyday sounds of a shared historic building - water running, showers, conversations, footsteps - are present and entirely expected. The Carriage House remains the quietest area of the property, and the suite’s size and separation from the street make it a calmer and private choice.

Guests are responsible for reviewing the Property’s room descriptions, amenities, location, breakfast information, policies, and other stay details before booking. Personal preferences or subjective dissatisfaction - including preferences concerning mattresses, beds or bedding, pillows, room size or layout, furnishings, temperature, lighting, food or breakfast, the historic character of the buildings, or ordinary property and environmental sounds such as road traffic, plumbing, heating systems, footsteps, and conversations - do not constitute a defect in the accommodations or grounds for a refund. A guest who chooses to depart before the reserved check-out date for such reasons is voluntarily shortening the reservation, and unused nights remain subject to the applicable cancellation policy and are non-refundable.

High-speed fiber-based Wi-Fi is available throughout the property as a complimentary perk. Availability and speeds may vary depending on the provider. Each room also includes an Amazon Fire TV. It streams over the same Wi-Fi connection, so if the Wi-Fi is down, the TV will not stream. Wi-Fi is provided by a third-party internet service provider; the inn is not responsible for service interruptions or connectivity issues outside its control. It is guests' responsibility to log out of any personal streaming accounts before checkout.
