If you're deciding where to stay near Burlington, Vermont, Heart of the Village Inn offers nine distinct guest rooms across two historic buildings in Shelburne - each with a private bathroom, custom-made breakfast included, and an adults-only environment that stays consistently calmer.
Rated 4.9/5 on Google (212 reviews) and 4.8/5 on TripAdvisor (511 reviews).
Heart of the Village Inn is one of the few fully adults-only (21+) bed and breakfasts in Vermont — with custom-made breakfast included, free on-site parking, and a location in Shelburne Village approximately 7 miles from Burlington. Often the preferred choice for couples and adults seeking a quieter, more intimate alternative to Burlington hotels.
For couples deciding between a downtown Burlington stay and a quieter B&B in Shelburne, these nine rooms offer something inns, guesthouses, B&Bs, and hotels in the city struggle to deliver: a genuinely adults-only environment, a custom-made breakfast included each morning, and a calmer that holds from check-in through departure.
Nine rooms, each with a different rhythm. Each room offers a slightly different balance of space, layout, and character. This page will help you find the right fit.
Honest Expectations
Property & Rooms — What to Know
Heart of the Village Inn has been welcoming guests for over 30 years. We believe in full transparency — and after 500+ reviews on TripAdvisor and 200+ on Google, our guests consistently find that whatever ambient sound comes with staying here is entirely manageable. That said, we want you to know what to expect before you arrive.
The setting. The inn sits on Shelburne Road (Route 7), a main village thoroughfare. Shelburne is much quieter and safer than Burlington — but it is a lively Vermont town, and Route 7 carries traffic. Main Building rooms closer to the street notice more ambient road noise; rooms on the garden side of the Main Building and all Carriage House rooms are meaningfully quieter. One more honest note: a police station and a fire station sit directly across the street, and train tracks are approximately one block away. In over 11 years of operation, neither has been a meaningful issue for our guests — but we mention it because you deserve to know.
The buildings. This is a Victorian-era property — and like all historic inns and B&Bs in the area, it has its own sounds. During the heating season (late fall through early spring), you may notice the natural humming/popping noises of hot water pipes. Year-round, the everyday sounds of a shared historic home — water running, a shower, conversations, footsteps in an adjacent or overhead room — are part of the experience. In warmer months, window air conditioners provide a degree of white noise. In colder months, double-pane windows help reduce exterior sound. Each room page describes its specific situation in more detail.
WiFi. WiFi is offered as a complimentary perk via cellular signal — not hardwired broadband. Speed and signal strength vary depending on provider, time of day, weather, and how many guests are connected at once. Cell coverage in Shelburne is generally reliable for phone use and light data. Guests who need a consistent connection for laptop work should plan accordingly — we are a bed and breakfast, not an internet café.
TV. Each room has an Amazon Fire TV streaming free channels over the same WiFi signal. When multiple rooms stream simultaneously in the evening, both TV performance and data speeds may be affected — speeds and experience are not guaranteed. We do not provide premium cable or paid streaming subscriptions. Guests may log in to their own Prime Video, Hulu, or Roku accounts via the TV apps — and it is guests' responsibility to log out before checkout. The inn is not responsible for accounts left accessible after departure.
